Data from the HomeOwners Alliance estate agent comparison tool estateagent4me offers insight into the time it takes to sell a property, with those on the market in January easier to shift. So much so that over the past five years, homes listed in January have taken just 58 days to sell on average.

1. Boost your kerb appeal

Did you know that 68% of buyers found kerb appeal to be important when they bought their home. The features that matter most to home buyers are windows being in a good condition and a roof that doesn't need repair. If your home needs work, check out our easy guide to boost kerb appeal on a budget

2. The price is right

If the price of your property is too high then you won't get any viewings, but if it's too low then you'll miss out on getting what your house is worth. Speak to your estate agent about your pricing strategy.

3. Find your conveyancing solicitor

As soon as you put your house on the market, find and compare quotes from conveyancing firms. Make sure you ask them to start pulling together a draft contract and start any basic work, such as the title enquiry.
